Southbank Residences is a $200 million, landmark mixed-use development that broke ground on May 20, 2026 along Jacksonville's St. Johns River — the city's first new luxury high-rise on the downtown riverfront in more than a decade. Developed by Related Group and designed by internationally acclaimed architect Carlos Ott (Paris's Opéra Bastille), with MSA Architects as record architect and interiors by ID & Design International, the project delivers 395 rental residences across two connected towers: the 25-story Icon Southbank and the eight-story Manor Southbank. The development is anchored by a 4,500-square-foot waterfront restaurant activating the Riverwalk and Friendship Park, a 29-slip marina, a public boat ramp, and 601 structured parking spaces. Resort-style amenities include a spa and wellness center with cold plunge and saunas, a waterfront pool, speakeasy, library, golf simulator, private theater, fitness center, sky lounge, and a penthouse-reserved rooftop clubroom and terrace. Residents have direct access to the 1.25-mile Southbank Riverwalk. Rents start at $2,000/month for a studio to over $7,000 for a three-bedroom. Completion is expected in 2028–29.
