The Phoenix Arts & Innovation District (PHXJAX) is an 8.5-acre arts, innovation, and mixed-use campus taking shape in Jacksonville's historic Springfield neighborhood, just north of downtown along the 30-mile Emerald Trail. Developed by Future of Cities, founded by Tony Cho, in partnership with Live Oak Contracting, the project repurposes 120,000 square feet of historic industrial buildings into modern creative workspace while advancing a broader district with entitlements for up to 830 multifamily units — including affordable, workforce, and market-rate housing. Naked Kitchen opens May 20 as the first food and beverage tenant inside the district, with future phases adding residential and a grocer.
