One Bangkok is Thailand's largest private-sector development — a $3.9 billion, 16.7-hectare (41-acre) mixed-use district master-planned and master-architected by Skidmore, Owings & Merrill (SOM) at the intersection of Wireless Road, Rama IV and Sathorn, steps from Lumphini Park. Developed by TCC Assets and Frasers Property and built in collaboration with Architects 49 (A49), KPF, Chapman Taylor and Lead8, the first phase combines eight skyscrapers and a series of smaller pavilions around a central civic plaza, delivering five office towers, three hotels/serviced-apartment towers, an art-and-culture quarter, interconnected retail podiums, and 8 hectares of plazas and landscaped greenspace including the preserved Wireless House. Phase two will add SOM's 92-storey, 437-meter (1,430-ft) Signature Tower — set to become the tallest building in Thailand on completion. Climate-responsive design, a central utility plant, sponge parks engineered for a 1-in-500-year flood event, and Thailand's first LEED Platinum Neighborhood Development certification anchor the development, while a permanent public art program features Anish Kapoor, Sir Tony Cragg and Alex Face among others. Phased opening began October 2024 with full delivery through 2030.
