400 Lake Shore Drive is a transformative two-tower residential development rising on the long-vacant former Chicago Spire site, at the confluence of the Chicago River and Lake Michigan in Streeterville. The first-phase north tower topped out in April 2026 at 858 feet and 72 stories, delivering 635 rental residences — 127 of them (20%) designated affordable — with completion and move-ins targeted for early 2027. Designed by the Chicago office of Skidmore, Owings & Merrill with David Childs and Scott Duncan, the towers feature cascading terraces down their eastern facades and glass-and-metal curtain walls inspired by the classic "Chicago window," angled to frame views of Lake Michigan. Interiors are by MAWD (March and White Design), whose Related portfolio includes Row Fulton Market. Beyond housing, the development adds roughly 4.5 acres of public open space, delivers the long-awaited 3.3-acre DuSable Park (backed by a $10 million pledge), and completes the north end of Chicago's Riverwalk via Founder's Way. A planned second phase adds a south tower of approximately 765 feet and 64 stories with around 465 residences, still in the proposed stage with timing to be announced; the two towers share roughly 300 underground parking spaces.
