A 330-foot waterfront condominium tower planned for South Beach's West Avenue corridor was unanimously approved by the Miami Beach Design Review Board in May 2026. The development replaces an existing 15-story, 238-unit condominium completed in 1964 with a boutique 106-unit tower designed by Hollywood-based ODP Architecture and Design. Residences average nearly 3,500 square feet, with two penthouses crowned by private rooftop pools and amenity decks. The ground floor adds 2,685 square feet of commercial space, underground parking, and tropical gardens maintained by pollutant-filtered bioswales. As part of the previously approved overlay zoning agreement, the development team will complete its segment of the Baywalk and redevelop the adjacent Bikini Hostel site at 1247 West Avenue into a city park.
