A significant redevelopment effort is taking shape in Boca Raton, where a Miami-based, Terra Group is leading two major projects poised to redefine the city’s urban environment.
The first project involves a 30-acre site at Boca Raton City Hall, where last week Terra and Frisbie Group were selected to transform the space into a large-scale mixed-use community. Plans include approximately 2.5 million square feet of residential, retail, office, and hotel space.
As part of the agreement, the developer will construct a new city hall, police station, community center, a public park near the Brightline station, and a pedestrian bridge to Mizner Park. Beyond that, project specifics are continually being negotiated with the city.
However, in other news, Terra is also working with investment partners to reimagine the Boca Raton Innovation Campus (BRIC) at 500 T-Rex Avenue. The 124-acre site is slated for a transformation into a walkable community with retail, dining, and both luxury and market-rate residences.
Designed by RSP Architects, the concept integrates wellness, art, and innovation into a year-round destination. City officials also approved a land use amendment, changing BRIC’s designation from planned to enhanced mobility—paving the way for higher-density development due to its proximity to the Tri-Rail station.
These projects are part of a larger redevelopment trend in Boca Raton. Nearby, Related, BH, and Pebb are converting the former Office Depot headquarters into a mixed-use complex featuring 500 apartments, with 10% designated for affordable housing, alongside 43,000 square feet of retail and restaurant space, a 36,400-square-foot Equinox fitness center offering outdoor amenities such as a pool, cabanas, cold and hot plunge pools, and padel courts, as well as 1,160 parking spaces.
Additionally, Boca Village is planned near the Tri-Rail station, featuring 340 apartments and retail offerings—further highlighting the city’s shift toward walkable, mixed-use communities.
